VeriStay is an AI-powered property inspection platform designed for anyone who manages rental properties, whether that is a single Airbnb listing, a portfolio of residential lets, or a holiday park with hundreds of units. The core idea is simple: every property inspection should produce evidence that is timestamped, consistent, and strong enough to win any dispute.
The Problem We Are Solving
Property inspections have barely changed in twenty years. Most landlords and agents still rely on a clipboard, a phone camera, and a hope that they will remember to photograph the right things at the right time.
The result is predictable:
- Deposit claims fail because check-in reports are incomplete or photos lack timestamps
- Airbnb damage claims get rejected because there is no baseline evidence linking the damage to a specific guest
- Inventory clerks burn out doing 4-5 properties a day with no consistency checks
- Letting agents lose money on disputes they should win, simply because the evidence was not good enough
We have spoken to dozens of landlords, letting agents, inventory clerks, and Airbnb co-hosts. The same frustrations come up every time: the process is slow, the evidence is inconsistent, and when a dispute arrives, the documentation is never quite strong enough.
What VeriStay Does

The app guides you through each room with a consistent structure: condition, cleanliness, and inventory captured separately. Every photo is automatically timestamped and geotagged at the moment of capture, creating an evidence trail that cannot be disputed.
AI Damage Detection
When you take inspection photos, our AI analyses them in real time:
- Fast AI identifies items, furniture, and fixtures in under 5 seconds, verifying that inventory is present and flagging visible damage
- Deep AI runs a more thorough multi-model analysis across your full inspection, catching subtler issues like water marks, hairline cracks, or discolouration that a tired inspector might miss
The AI does not replace your judgement. It highlights what it finds, and you confirm or dismiss each finding. Your verified assessment always takes precedence.
Before/After Comparison
Every inspection is linked to the property and booking it relates to. When you conduct a checkout inspection, VeriStay automatically compares each room against the check-in baseline. You get a clear side-by-side view of what has changed, what is missing, and what is damaged, without manually searching through old photos.
Evidence Packs for Disputes
When a dispute arises, whether a tenancy deposit adjudication or an Airbnb Resolution Centre claim, VeriStay generates a structured evidence pack. Timestamped photos, before/after comparisons, itemised findings, and a clear timeline. Formatted for the standard that deposit schemes and platform claims require.
Automatic Inventory Generation
Point your camera at a room and VeriStay's AI will generate a draft inventory listing: furniture, fixtures, appliances, and their condition. You review and adjust rather than typing everything from scratch. This alone can cut inventory creation time in half.

We have built VeriStay for four audiences:
Airbnb hosts and co-hosts who need fast turnover inspections with damage documentation that meets Airbnb's evidence standard. The 5-minute pre-clean damage scan means you never lose a claim because the cleaner tidied away the evidence.

Why We Built This
The honest answer: we kept hearing the same story from property managers. A guest damages something. The host has photos. They file a claim. It gets rejected because the photos do not have timestamps, or there is no baseline, or the evidence does not clearly link to that specific booking.
The technology to solve this has existed for years: timestamped photography, AI image analysis, structured data comparison. Nobody had assembled it into a product specifically designed for property inspections with dispute evidence as the primary output.
That is what VeriStay is. Not a generic inspection app with AI bolted on, but a platform built from day one around the question: "Will this evidence win a dispute?"
